The Property Accounting Supervisor is expected to supervise either the Accounts Payable Clerks or Staff Accountants. The supervisor serves as a point of escalation and communication for Eden’s internal and external customers. This position has both a functional as well as an oversight responsibility. In addition to supervision of either the Accounts Payable Clerks or the Property Accountants, the supervisor will also be directly responsible for a number of properties.

Essential Duties & Responsibilities

The following responsibilities apply to either property accounting or accounts payable supervision:

  • Review invoices received from properties for reasonableness and accuracy. Research and reviews outstanding balances in collaboration with property management to ensure timely payment of bills.
  • Ensure timely payments of mortgages, taxes, reserves and other fees for assigned properties.
  • Manages day to day operations of the Property Accounting or Accounts Payable staff.
  • Work closely with Property Accounting Manager, Asset Managers, Corporate Controller and CFO to maximize group communication and maintain departmental efficiencies.
  • The supervisor will retain financial oversight for a group of properties and will be responsible for the month end close of these properties.


The following responsibilities apply to the supervisor responsible for the Staff Accountants:

  • Review month end reports (which include summary and detail of rents and subsidies billed and collected, other charges or credits applied to tenants, security deposit information and other tenant related activity) for reasonableness and accuracy.
  • Review staff accountant inputs of financial information to general ledger module that generate monthly financial reports. Review financial reports in collaboration with Staff accountants and Property supervisors in preparation of issuing reports internally and to outside third parties.
  • Collaborate with the property supervisor for investigation of variances and/or completion of explanations for variances.
  • Review and where applicable post receipt batches for properties.
  • Review bank reconciliations and ensure that all bank reconciliations are prepared timely and accurately. Follow up with property accountant and bank to clear outstanding issues.
  • Review replacement reserve draw requests and approvals. Ensures that all required information and approvals (from investors and regulatory agency) have been gathered by staff accountant to ensure timely transfers.
  • Prepare initial budget worksheets for assigned properties to include: input of prior year actual costs, current budget, cost to date and reviewing of formulas for current year estimates.
  • Oversee and review preparation of PBC ‘Prepared by Client’ schedules for annual audits. This would include preparing and/or reviewing year-end adjusting schedules. Working with auditors to ensure timely completion of audits.


The following responsibilities apply to the supervisor responsible for the Accounts Payable Clerks:

  • Ensure accounts payable policies and internal controls are adhered to by accounts payable staff.
  • Monitor accounts payable processes and communicate results to management.
  • Serve as point of escalation for vendors in resolving unpaid invoices.
  • Review accounts payable inputs of invoices data to ensure accuracy and timeliness of data entry.
  • Monitor invoice aging and communicate cash flow needs to management.
  • Ensure that auditors obtain requested materials during annual audits.


Directly supervises Accounts Payable Clerks and/or Staff Accountants depending on the job assignment.  Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.



  • Two years of college level courses with an emphasis in accounting and three years related accounting experience
  • and/or training: or equivalent combination of education and experience


  • Strong PC skills; proficient in Word, Excel and CAMSII software.
  • Ability to effectively supervise staff.
  • Strong communication (verbal and written), decision-making, interpersonal and time management skills.
  • Ability to work under pressure and successfully meet deadlines.
  • Flexible, creative, well organized.
  • Ability to handle shifting and multiple priorities in a fast paced, growth environment.
  • Ability to work independently and as part of a team.
  • Ability to exercise tact and diplomacy and to maintain confidentiality.
  • Experience working with diverse groups, i.e., staff, residents, outside contacts.

Valid California Driver’s License and insurance required.



Ability to read and comprehend written instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one situations to customers, clients, and other employees of the organization. Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
